“Are you a licenced builder?”

You must always ensure that the builder you choose is a licensed one. The easiest way to find this out is by asking it from them. Always deal with licensed professionals for any building work. “Do you have home indemnity insurance?”

Always be prepared for the worst case scenario. In the event of your builder passing away or he becoming insolvent or if he leaves the project mid-way, will be of huge loss for you both in terms of time and money. Home Indemnity Insurance will cover the cost. Before you make payment, make sure that he provides you with a Certificate of Currency for Home Indemnity Insurance.

 “What is the time frame for building maintenance period that you provide?”

Builders do provide a fixed time period after the completion of the building to allow for any repairs or maintenance. A residential unit has a period of approximately six months, while a commercial property has a period of twelve to eighteen months. So, keep in consideration the time frame. If the builder provides you with an estimated time frame then you will be prepared to make any changes or ensure any arrangements that you may require beforehand. If a builder doesn’t know when they will get the job done then they might not be very experienced. It may also prove to be quite lethal for your dream home. The builder must always have an idea of how much time a project may take based on the size and difficulty of the home.

“Do you have any concerns?”

If any concerns about the project then the builder must be upfront about it with you from the beginning. Ask them to provide you with the options they think may be of use if any of these difficulties arise.
